Job Purpose: 

 

 
  • Provide comprehensive and effective asset management services to ensure our residents continue to enjoy high-quality homes into the future.  

 

  • To work with the Property and Asset Manager to ensure property inspections are carried out in line with Folds Repairs and Asset Management Strategies.  

 

Job Summary: 

 

The Property Inspector will ensure Fold’s housing stock is maintained, managed and future-proven for our residents.  They will align inspection processes with long-term goals for property improvements and will analyse stock condition survey results to inform inspection practices and prioritise maintenance activities.  

 

Principle Duties and Responsibilities: 

 

Asset Management  

  • Conduct annual inspections of properties and communal areas to ensure they meet required standards.  
  • Verify current stock condition of properties and identify all necessary property data information. 
  • Maintain a data base of component replacement / upgrades driven from the Stock Condition surveys. 
  • Collect and analyse data from inspections, providing insights that inform decision-making processes and identifying appropriate indicators to measure performance. 
  • Ensure that all inspections are conducted in alignment with Fold’s established policies and standards. 

 

Maintaining Stock  

  • Assess the condition of all Fold properties and communal areas to identify maintenance and repair needs. 
  • Report and prioritise maintenance issues based on urgency and impact on residents’ safety. 
  • Carry out a percentage of pre and post inspections repairs and provide reports to verify they meet required standards. 
  • Assist with the preparation, implementation and management of planned and cyclical maintenance programmes. 
  • Assist with the supervision of planned maintenance contracts and budgetary controls. 
  • Analyse data from inspections and stock condition surveys to inform decision making and track property performance over time. 
  • Carry out inspections of void properties in conjunction with the Housing Team and prepare a schedule of repairs in addition to those required under Folds voids Policy 

 

Financial Reporting 

  • Review / Confirm financial projections on the lifecycle component stock condition survey. 
  • Monitor and report on expenditure against budgeted amounts as directed by the Property and Asset Manager. 

 

Compliance  

  • Ensuring compliance with housing standards and regulations while ensuring records are maintained in accordance with internal policies and procedures 

 

Sustainability and Energy Management   

 

  • Identify opportunities for energy efficiency and sustainability improvements following inspections and feeding back recommendations. 
  • Support the implementation of energy efficiency initiatives across the organisation, including project teams, accessing funding, and developing partnerships to help meet national sustainability targets and ensure healthy and affordable homes for residents. 
  • Coordinating energy audits, establishing Green Energy Teams, and supporting the implementation of energy efficiency initiatives across the organisation to help meet national sustainability targets and report on same.

EDUCATION & EXPERIENCE

3rd level (or equivalent ) qualification in a Construction related discipline including Architecture , Engineering , Surveying , Construction Projection Management Or  E   
3 years experience in a similar role to Property inspector or Estates Management Or  E   
Building Survey qualification or 3 years similar experience.  E   
Managing Safely in Construction Certification    D 
Hold a full valid driving licence with access to a car to meet the mobility requirements of the post.  E
